Where is Flying Passage?
Flying Passage is located on the north end of Bremen Long Island in Bremen, Maine, a small midcoast town in Lincoln County. With only 700 residents, Bremen is situated about 8 miles from Damariscotta, at the upper end of the Boothbay Peninsula, and is known for its many lakes and ocean views. It is a half-hour to Bath, one hour to Portland, and three hours to Boston.
Project FAQ
How do I get to the island? The island is only accessible by boat, and is about ten minutes from the mainland. The developer has created a private marine landing off Keene Neck Road in Bremen, where lot owners will have two private parking spaces, a private boat slip accommodating a 24' boat, and a private storage space.
How do I build a house?
The developer will work with a lot owner to build a custom home, utilizing solar power and a back-up propane generator. Each house has a private well and septic system.
How do you get equipment and materials to the island?
The developer has a private ocean grade landing and offers a local barge service to transport all materials from the mainland to the island. A moveable ramp at the island enables a truck or loader to drive onto the island from the barge.
Can I access the island all year round?
The island is accessible for five months of the year, from mid-May until mid-October. In the winter months the docks are brought up on land to avoid ice damage.
Are there roads on the island?
No. The ocean is your road, and your dock is your "driveway." There will be a dock located between each pair of lots, built by the developer, and included in the lot cost. On land, there are only pathways, although a homeowner can use a small utility vehicle.
Have any homes been built so far?
Yes. The first lot was sold in early 2006, and by the end of the year the new owners had a house and barn constructed, ready to have the interior completed in 2007.
Are island homes expensive to build?
No. A very attractive home can be constructed for between $120 and $140 per square foot, complete. Homes are built on concrete piers, and are suitable for use from May until October. No air conditioning or central heat is necessary, although a wood stove or fireplace is desirable.
How many lots are there in total?
In Flying Passage I there are six (6) lots, two of which have already been sold and contain a new seasonal home. In Flying Passage II, there are three lots, two of which are currently being offered.
Have all the approvals been received for the project?
Yes, both Flying Passage I and Flying Passage II have been approved by the Town of Bremen Planning Board, the Maine Department of Environmental Protection (DEP), and the Army Corps of Engineers.
Is there a homeowners' association?
Yes. The BLI Homeowners' Association has already been organized to maintain the existing general dock, along with the common areas and any trails that the lot owners may want to create.
Season Schedule
The Marine Landing will be in operation every year by May 15th, and will be closed on or about October 15th for the remainder of the season.
Lot owners will set up and dismantle their private docks according to the same schedule.
